Job description
Our client are a privately owned high specification developer who are seeking a Senior Quantity Surveyor to join their team. Established for over 30 years they have built up a fantastic reputation for building the finest quality family homes in the South East and are now in need of an experienced surveyor to undertake the following tasks and assist in the delivery for each project:
Produce sub-contractor tender list for agreement with Building Manager/Commercial Manager.
Produce enquiries for competitive tendering of at least 6 subcontractors.
Comparison of a minimum of 4 tenders against budget allowance.
Negotiation of lump sum orders to be placed in line with programme requirements (authorisation by Commercial Manager on all orders over £5,000 or exceeding budget allowance).
Issue of formal orders (Original to Sub-Contractor, copy to site, copy to file).
Ensure order progress sheets are updated weekly.
Pre-start meetings as required on site with Site Manager, Building Manager or Commercial Manager where necessary (groundworkers, piling contractors, concrete flooring). Meeting minutes are to be produced.
Agree stage payment schedules with Sub-contractor.
Make site visits weekly to verify stage payments and measured works.
Prepare QA sheets for site to verify work stage completion for payment.
Monitor and develop QA system, currently using Fastfield Forms.
Monitor build programme and update preliminary costs monthly.
Provide information for Home User Guide and pass to Commercial Secretary for inclusion within.
Provide and monitor design information to Technical Manager.
Arrange or organise sub-contract repairs for maintenance.
Continually review Sub-contract trade specifications.
Develop relationships with main suppliers for items used by sub-contractors such as appliances, boilers, etc.
Review sub-contractor design elements, such as PCC floors, Kitchens, Heating designs.
Research new products.
Provide cost data for estimating purposes.
Write and agree sales specification, advising of any cost differences.
